5-8% of rent

  • Sourcing and securing suitable tenants

  • Conducting accompanied property viewings

  • Marketing the property and advertising across relevant portals

  • Providing tenants with payment methods

  • Deducting any outstanding pre-tenancy invoices

  • Handling HMRC deductions and issuing NRL8 certificates where applicable

  • Managing arrears and pursuing non-payment of rent

Fully Managed

10% of rent

  • Sourcing and securing suitable tenants

  • Conducting accompanied property viewings

  • Marketing the property across relevant portals

  • Ensuring landlord compliance with statutory obligations

  • Collecting and remitting rental payments

  • Managing rent arrears, including pursuing non-payment and providing guidance on recovery actions

  • Deducting commission and other agreed charges

  • Notifying all relevant utility providers of tenancy changes

  • Conducting two property inspections annually and reporting findings to the landlord

  • Coordinating routine repairs and instructing approved contractors

  • Holding keys securely throughout the tenancy term

  • Handling deposit negotiations related to property condition at tenancy end

Tenancy Agreement Fee

Preparing the tenancy agreement and issuing all necessary documentation

Deposit Registration Fee

Registering landlord and tenant details and securing the deposit through the Tenancy Deposit Scheme (applicable to Assured Shorthold Tenancies only)

Letting Service Costs

  • Coordinating gas safety inspections and servicing for up to three appliances (excluding engineer’s invoice)

  • Organising portable appliance testing for up to ten appliances (excluding engineer’s invoice)

  • Combining gas safety inspection and portable appliance testing arrangements (excluding engineer’s invoice)

  • Facilitating installation of smoke and carbon monoxide alarms (excluding contractor’s invoice)

  • Managing the arrangement and acquisition of the Energy Performance Certificate (EPC)

  • Overseeing refurbishment arrangements beyond routine management services (if applicable)

  • Coordinating contractor access, assessing costs, ensuring work complies with specifications, and retaining any warranties or guarantees associated with the completed works
